How Long Will My Home Take to Sell in Raleigh? (And Why the Answer Is Different for Every Home)
I think the most popular question I’m asked is:
“If I put my home on the market… how long will it take to sell?”
I love that question because it usually comes from a place of more than curiosity. It comes from a place of planning. Homeowners are trying to understand how we get from Point A to Point B and what that process realistically looks like. They’re thinking about timing around another home purchase, coordinating movers, school schedules, retirement plans, or simply wondering how long they’ll need to keep living in a home they’ve already mentally moved on from.
The timeline matters because life around the move matters.
The honest answer is that although we can usually provide a strong indication of what to expect and build a strategy around that timeline, there are a lot of factors that influence how quickly a home sells. Preparation matters. Pricing matters. Buyer demand, competing inventory, location, property type, and even financing trends can all play a role. Homes don’t really sell in averages—they sell within the context of everything happening around them at that moment.
I was reminded of that recently while working with sellers who had done many things right from the beginning. The home had been thoughtfully prepared, expectations were realistic, and based on comparable activity, we had a timeline that seemed reasonable and achievable.
Then something changed.
A neighboring property entered the market at a value that didn’t align with what buyers had been seeing. On the surface, it might not seem like that should matter much. But buyers compare everything. They start asking questions, adjusting expectations, and reevaluating what they believe value looks like.
Even when your home is positioned correctly, the market around it continues moving.
In situations like this, timing expectations sometimes need to adjust—not because the original strategy was wrong, but because real estate is dynamic. Sometimes a competing listing shifts attention. Sometimes inventory changes. Sometimes buyer behavior changes unexpectedly.
That’s one of the reasons I hesitate to answer the question, “How long will my home take to sell?” with a simple number.
A better answer is usually:
Based on your home, your goals, current competition, market conditions, and buyer activity, here’s what we should reasonably expect—and here’s how we’ll adjust if things change.
Because the goal isn’t simply getting a home sold. The goal is helping homeowners build realistic expectations and make decisions around timing that support the life they’re trying to create next.
I think those are two very different approaches.
Then you add DATA to this path and you suddenly realize that timing combined with condition and price will give you incredibly accurate ability to set expectations. A home priced correclty for it's condition, location will sell in the first 10 days for full price. As a home sits on the market the data is clear, the price and value continue to falter and if the property is over $500,000 the change is more significant.
